Here at Rellim Surveyors, we provide an all-inclusive Party Wall service, We handle everything from serving notices to reviewing construction or structural plans and drawing up Party Wall Awards. As expert Party Wall Surveyors, we advise and guide you on how to deal with notices to avoid disputes and work towards a amicable resolution that avoids delay to your project.
For your peace of mind, we offer fixed-fee packages for most straight forward projects, which provides cost certainty compared to an hourly rate.

Our service includes advice and support to ensure your rights under the Act are fully protected. We’ll also be available during the construction phase to help resolve any issues that may arise.

We are very good at what we do, and most matters conclude within the time allocated. However, matters can occasionally be complex and exceed the time allowed in our fixed fee packages; excess fees are charged in small, minute-by-minute incremental blocks, so you only pay for what you use and nothing more.
When Do I Need a Party Wall Agreement
This is the first step in the process, and when handled properly, it can eliminate stress, avoid uncertainty, and significantly reduce costs. Let us take care of everything for you. We will identify and confirm legal ownership, prepare and serve a valid notice, draft a clear and helpful cover letter with explanatory notes, and provide a selection of ways to respond quickly, including a stamped envelope. If needed, we’ll also follow up with a 10-day letter to ensure everything stays on track. You can count on us to manage the entire process smoothly and efficiently.

After receiving the notice, your neighbours have 14 days to respond, choosing any one of three possible options:
Serving your Notices
CONSENT TO NOTICES (No Surveyor Route)
This is where your neighbour agrees to your work following the service of notice, and no further action will be needed. There is no Party Wall Award or Agreement in place. If this option is chosen, you may proceed with your work in the knowledge that you have complied with the Party Wall Act. This is likely when the works are small and present little in the way of damage risk.
Optional Schedule of Condition Survey :
When your neighbours consent, we highly recommend conducting a Schedule of Condition Survey beforehand. This survey, carried out by a qualified surveyor and supported by detailed photographs, helps protect against potential disputes or unfounded damage claims.
DISSENT TO NOTICE (Agreed Surveyor Route)
Dissent does not necessarily mean your neighbours want to stop your works or disagree but rather requires a Party Wall Award or Agreement and wishes to appoint an Agreed Party Wall Surveyor; in this scenario, we will be appointed, as a Agreed Surveyor, we will always keep things friendly and amicable, our role will be impartial to ensure both party's interests are protected. We will visit the neighbouring property and prepare a schedule of condition, discuss any pertinent matters, deal with any relevant issues and or concerns, draft and serve both parties a Party Wall Award.​

When our experts are appointed as the Agreed Surveyor, we can usually serve the Award within 2-7 days following the site visit, so long as we have all the necessary information.

No Response to Notices:
Sometimes, your neighbours do not respond to your notices. If there is no response and reminders have been sent, the Act requires you to appoint a surveyor on their behalf. (we can help guide you). In this case, you will be responsible for both surveyors' fees.
DISSENT TO NOTICE ( Own Surveyor Route)
Agrees but wishes to appoint their own surveyor. In this scenario, your neighbours have exercised their right to appoint their own surveyors. We will act as your sole surveyor, and in this case, you will be responsible for both surveyors' fees.
Typically, when two surveyors are appointed, matters can take a little longer to resolve. As a guide, 3-4 weeks is not uncommon. However, we're very skilled at what we do, and subject to scheduling availability, this time is often reduced. We offer no guarantees and strongly recommend that builders are not booked until the process is formally concluded. We undertake to respond swiftly to all communications and we are available from 8 a.m. to 8 p.m. on weekdays.
