The process begins when the Building Owner serves valid Party Wall Notices.
Both parties appoint their Party Wall Surveyors in writing.
An Adjoining Owner may request Security for Expenses under Section 12.
Both Surveyors agree the terms, including the amount and conditions.
Funds are placed with an independent third-party escrow provider.
The works proceed in accordance with the Party Wall Award and agreed terms.

What Is Party Wall Escrow?
Party Wall Escrow is a neutral arrangement where funds are securely held by an independent third party in connection with works being undertaken under the Party Wall etc. Act 1996.
